If you use Airbnb or a real estate agent targeting foreigners, the base price is typically between 7 million and 18 million VND. The price rises because it includes full amenities, a location in the city center, and the agent’s commission. This is why foreigners visiting Nha Trang for the first time often try to find a room through this route and conclude, “Nha Trang is more expensive than I thought.”
However, the reality on the ground is different.
Rooms in the city center, where local guides or long-term foreign residents live, range from 3.5 million to 5 million VND. Local Vietnamese people live in rooms ranging from 1 million to 3.5 million VND. The 3.5 million VND room I visited personally had the disadvantage of facing north so it didn’t get any sunlight, but it was equipped with a shared entrance where motorcycles could be parked, a kitchen, and a clean bathroom. Honestly, it was a pretty decent room.
The problem is how to find a room like this.
If you search directly on Nha Trang real estate Facebook pages, there are listings available. However, the method involves calling directly or searching for the phone number on Zalo to make contact. Many landlords do not accept foreigners, and there are also many cases where the room has already been taken. Ultimately, getting help from local Vietnamese friends or acquaintances is the fastest way.
If you start by searching alone without a local network, it is easy to end up with an expensive room. If you know someone in Nha Trang, be sure to ask them first.
